Sri Lanka’s private villas largely remain off the radar of most travellers. The following pages present a selection of some of the villa options we can include in your tour of Sri Lanka. However, there are a range of others which may suit your individual requirements should you not find your ideal villa stay here.

    To help you understand how a villa stay in Sri Lanka works, here are some commonly asked questions.

Do the villas come with staff?

A villa manager will welcome you upon arrival. The villa will have a chef or cook, house staff, gardener/pool person and nightwatchman. Staff numbers depend on the size of your villa. Permanent villa staff, such as the manager, usually live close to the villa. Others such as the gardener, pool keeper and cleaner, usually come early each morning. It is not uncommon to have night watchman on the grounds after dark. In our experience, the staff is friendly and discreet.

What meals are included?

Unless stated, no meals are included in the villa rate. Breakfast, lunch and dinner can be arranged with a day’s notice (to give the cook time to buy fresh ingredients and prepare the meal). The cost is paid directly to the villa in Sri Lankan rupees cash during your stay.

Is linen provided at the villa?

Sheets and towels are provided at all villas and changed every 3 days. Linen can be changed more frequently for an additional charge.

Do the villas have WIFI?

All villas have free WIFI available for guests

Should we tip the villa staff and how much is appropriate?

Daily.

Is alcohol available at the villa?

Alcohol is not available for sale at villas.

However, you may take your own duty free wine and spirits with you. The villa manager can also advise you where you can buy beer and other drinks locally which can be consumed at your villa.

Does the villa provide safe drinking water and ice?

Bottled water is used at the villas for all drinking, cooking and ice making. Water filters are also common at villas.

Is laundry available at the villa?

Villas are equipped with washing machines and laundry can be done at an additional charge.

Can transport be arranged locally?

We will arrange your transfer to and from the villa. We can also pre-arrange a vehicle and driver for the length of your stay. Alternatively, we will arrange your arrival and departure transfer and you can arrange transport on a daily basis with the villa manager should you wish to explore the local area.

Are the villa rates different at different times of the year?

Yes. Villa rates vary through the year based on seasonal demand. Generally speaking regular-season rates apply 19 February to 15 December (except Easter) and peak- season rates apply 16 December to 18 February and Easter. Certain other months have low-season rates due to weather conditions; this varies from villa to villa. We will provide specific pricing based on when you are looking to stay.

Is there a minimum stay at the villas?

The minimum stay is 3 nights except during the Christmas/New Year period and certain other festive dates when the minimum stay is longer. Set check-in and checkout dates apply over the Christmas/New Year period

What time can we check in and out of the villa?

Check in time is 2:30 p.m. and checkout is 11 a.m. Early check-in and late checkout may be arranged subject to availability and will incur additional costs

Is a security deposit required?

A security deposit is payable upon arrival in Sri Lankan rupees cash. This is refundable at the end of your stay less any damages or incidentals. The amount varies from villa to villa. You will be advised of the security deposit amount at the time of booking.

Do the villas have pets?

Most villas have an onsite dog, which deters strays from entering the property. The animal can be tied up or kept away from the main house if guests aren’t comfortable with dogs around.
